With Invest Kenya, we can quickly gather money from many investors to buy different properties. This means you can start investing in the Kenyan real estate market with a smaller amount of money. Investors work together to buy properties that will earn rental income, while Invest Kenya takes care of all the legal stuff and makes sure everything is done right.
As an investor, you earn money from the rent collected from the properties. Plus, over time, the value of the property can increase, and when it’s sold, any profits are shared with the investors.
At Invest Kenya, we don’t charge you any fees before you start investing, and there are no extra charges for our services. The amount you invest is exactly what will be used for your investment.
With Invest Kenya, there is a fee included in each property investment, similar to what a real estate agent would charge. This fee is factored into the investment, so you know your returns are calculated without any extra costs added later.
There is also a small ongoing property management fee. This fee pays for the management and reporting of each property and is taken from the profits, not directly from your investment.

On the Invest Kenya platform, people come together to buy properties by funding them through a special company called a Special Purpose Vehicle (SPV). When you invest, you get a percentage of that company based on how much money you put in. Each property has its own unique SPV, and the SPV owns the property through a local business.
Every investment is linked to a specific property and its SPV. After paying costs, rental income is shared with the investors. Usually, the property is sold after five years or when the rental returns go over 20%. When it’s sold, any profits are shared among the investors.
When you invest in a property on our platform, you buy shares in the SPV created just for that property. You can also choose to reinvest your original amount and profits into other properties.
Every month, the returns from your investment go straight into your wallet on the platform. You can use the money in your wallet to invest in new properties whenever you want!
Every month and year, we give investors their share of the rental income based on how much of the property they own.
We figure out the rental payments by taking the total rent we collect from tenants and subtracting expenses like management fees, insurance, maintenance, and taxes. The money left over, called rental dividends, is sent to investors’ accounts every month and year.

Like all investments, we follow important rules called KYC and AML. These help us verify who you are and keep everything secure before we handle your money.
To follow KYC rules, you need to fill out a form with your date of birth, address, nationality, and upload one ID (like a passport, national ID, or driver’s license). You’ll also need to confirm that you’re not a politically exposed person (PEP). It takes up to 48 hours to process this information. Once your ID is verified by email, you can begin your first investment.

We can’t promise how long it will take to finish buying a property. It can take up to three months, but some deals can be done in as little as 72 hours.

Property Check: An independent expert called a Chartered Surveyor will look at the property to determine its value. They will consider things like recent sales in the area and the property's condition, making adjustments for any possible taxes or fees.
Dividends for Investors: After the property is sold, investors will receive money based on how much of the property they own.
Invest Kenya will take care of the entire selling process to help investors earn the most money. Before profits are shared, any third-party costs, like legal fees, will be deducted.
Typically, the sales process is between 1-6 months. However, there is no guarantee of this as the sale could take longer.
Investors earn money from rental properties every month and year, based on how much of the property they own.
These rental earnings are paid directly to investors’ digital wallets in their Invest Kenya accounts each month. If the property is sold for a higher price later, investors receive extra money from that sale at the end of their investment.
To figure out how much money each investor gets, we take the total rent collected from tenants and subtract costs related to the property, like management fees, insurance, maintenance, and taxes.
You’ll start earning money from your property 60 days after it's funded on the site. Investors can first see their earnings on their dashboard 90 days after the property is funded.
Investors will receive their earnings every month, starting from the day each project is completed. Before paying out these earnings, we will take out any costs, like legal fees and taxes.
You can withdraw funds from your Invest Kenya account anytime you want. Returns accrued are applied to your Invest Kenya wallet, similar to interest in a bank account, and can be withdrawn or re-invested at any time via the Investor Dashboard.
All payments are in the investment currency and your bank will convert the amounts at their specified exchange rate.
Once the investment has closed and dividends paid, investor authentication may be required. Eg. Bank statement.
Please note that charges may be applied to withdrawals. These charges are solely at the cost of the investor.
No, investors won’t need to put in any more money. All costs, like bills and fees, are paid from the money we earn from rent. If something big and unexpected happens, like a flood or fire, we have property insurance to help cover those costs.
Some other expenses, like fixing the roof, are planned for and shared on our website when you invest. To manage these costs, we either (i) set aside money during the initial crowdfunding or (ii) keep a part of the rent money to cover them later.
Real estate investments can be hard to sell quickly, and you might not be able to get your money back until the end of the investment period.

Invest Kenya does not give tax advice. Each investor is responsible for handling their own taxes and making sure they pay them.

If Invest Kenya ever had financial trouble, a new manager could be brought in to continue managing the properties based on the original investment terms.
Any money in your account that hasn’t been invested yet is kept safe in a separate account managed by a third-party, following all standard banking rules to protect your funds.
